Home Staging Closet Organization

 Closet Organization Checklist 

To get started, go through your closets one at a time and pack or throw away anything you haven't used in four months.  Pay special attention to the closets in the Master Bedroom.  This is an area that buyers inspect, so it's a good idea to appear spacious, neat and organized.  The more organized you appear to be, the more the buyer will view the house as taken care of.

Use this Closet Organization Checklist to guide you through this process.

Pack away anything you have not used or worn in four months.  For most of us, it's about 80% of our wardrobe.  Think ahead in terms of weather and special events but overall this should not be hard to do.

  

Group by item starting with shirts, blouses, jackets, skirts and lastly pants. If your closet is a walk-in, pants should be in the back.  Separate the "His" and "Hers" sections.

  

Within each item category, arrange by color.

  

Make sure each item is facing the same direction.

 

Organize shoes preferably in a rack on the floor.

 

Clear off and pack away anything on the top of the closet shelf.

 

Organize any "loose" items, such as belts and scarves, in matching boxes or baskets on the top of the closet

 

Consider buying inexpensive hat boxes for accessories to add a little drama

 

Consider buying wood hangers OR matching hangers

 

Consider buying a closet organizer, which can be very appealing to buyers

 

Finally, since closets usually don't have any natural light, make sure your artificial light is extra bright by replacing the bulbs and cleaning the fixtures

 

Remember, preparing your home to sell is a process that takes time but will net you thousands in return!

A Buyer's Perspective

Selling a home for the highest price possible and in the shortest amount of time possible is what every seller is trying to achieve.  However, critical mistakes are made by almost every seller, which result in a lower sales price and a longer time on the market.  The #1 reason this occurs is because the seller didn't view their home from a buyer's perspective.  Viewing your home as if you were a buyer can be a very difficult task, so to help you with this sometimes daunting task, I've listed some suggestions and tips for enhancing your home's appeal. 

•-          Granite countertops are the top pick for buyers

•-          A fresh coat of neutral, warm colored paint is a great investment

•-          Family photos, collectibles, and personal items distract a buyer, so put them away

•-          Fixtures should be coordinated throughout the home, including knobs, handles, and faucets.

  • The front entryway is the buyer's first impression of the interior, so make sure it's open and inviting, and let in as much natural light as possible
  • Consider removing old, dirty carpet and replacing with hardwood floor
  • Remove outdated appliances and replace with stainless steel appliances
  • Don't leave buyers in the dark. Make sure your home has a combination of task, ambient, and decorative lighting

•-          The very first turn-off for a buyer is a property that's on the market for a higher price than is reasonable given the current market conditions.  In fact, if your home is overpriced, most buyers will never even step foot inside your front door! It is critically important to complete a Comparable Market Analysis to avoid overpricing.

•-          First impressions are everything, so make sure the exterior of your home is appealing and inviting.

Do you want to make your home a healthier, more eco-friendly space? Saving resources and protecting the environment is easier than you think. The most difficult part is getting started, but once you go green, it's simple to stay environmentally aware. Our list of common problems and solutions will help you get on your way.

PROBLEM:

"How can we conserve more water as a family? I'd love to cut down our water bill."

SOLUTION:

The bathroom is one of the biggest water-wasters in the home, so start your conservation efforts here. Avoid flushing the toilet unnecessarily and make sure your toilet tank isn't leaking. (To find out if your toilet is leaking, place a drop of food coloring in the tank; if the color shows in the bowl without flushing, you have a leak). Take shorter showers and replace you showerhead with a low-flow version. Lastly, don't run the water while washing your face, shaving or brushing your teeth.

Open House Checklist

Here's a Checklist to help you prepare for your Open Houses.  Make it an awesome day!

Curb Appeal

• Park cars down the street and away from driveway and front of house in order to give buyers clear picture of home

• Remove any front lawn debris, toys, trash cans, pet debris, etc.

• Garage doors down and front door wide open (weather permitting)

• Set out "Emotional Connection Points"

Interior

• Quickly go through home and pick up any extraneous items (toys, clothes, etc.)

• Turn ON every light in the home

• Open all blinds and window coverings for maximum light (unless there are privacy or view issues)

• Spray and wipe bathroom and kitchen counters

• Vacuum high traffic areas

• Fluff couch pillows, place throw strategically, and organize coffee table

• Fire in fireplace, if appropriate

• Close TV cabinet doors

• Turn on interior lights in china cabinet or shelves

•  Set out dress towels in bathroom

• Toilet seats down

• Fluff beds and pillows in all bedrooms

• Keep music on low (use TV cable in order to keep uniform in every room)

• Always have fresh flowers on hand during home selling months and place them throughout home (particularly in bathrooms and bedrooms)

• Bake cookies for guests and offer with lemonade or coffee

• Open windows, if weather is appropriate

• All ceiling fans should be on low

• All exterior house doors should be open

• Walk-in Closet doors open

• Set out "Emotional Connection Points" in each room

• Remove any pets, pet dishes, or litter boxes

  Empty all garbage cans
