Why Staging a Vacant Home is Critical

#1 People Don't Buy Houses, They Buy Homes

The number one reason a buyer purchases a home is because it "feels like home."  It was warm, inviting and the buyer made an emotional connection with the home.  When have you ever heard of an empty room described as warm and inviting?  Sterile, cold, and uninviting are the three most popular words to describe an empty room.

Home staging of a vacant home can be a great idea. There is a feeling of coldness in an empty house.

"Staging" is the home selling buzz-word these days!  But isn't a "staged home" as subjective as house paint colors?

What I call *foo-foo colors* are all those wonderful pastels that shore town visitors/residents love but gives me a chilled feeling, so it doesn't do a thing for me when I enter a home!  Now, give me real wood trim (w/o paint), dark greens, a little pale yellow, and browns; and I get all warm and fuzzy about the home!

I have had open houses where the visitors trying to visualize their furniture placement, get overwhelmed or at a loss with the in-place decor!

Now I'm not trying to put the professional stager out of business, but the basics of cleaning and de-cluttering of a home are the cheapest and easiest steps for a cash-strapped property seller!

But IF a property owner has the ability to afford the expertise of a professional stager, and to make the changes recommended - More Power To Them!

I always make sure even if they are leaving the home if nothing else they stage the dining room. Becaus eif a home is liked the NUMBER one question is will my dining room table fit? They know somehow about bedrooms and all other rooms. But some where along the line the dining room space becomes a mystery

There's a distinct difference between a "home stager" and a Professional Home Stager.  When a home is staged by a Professionally Certified Home Stager the result should be the home's appeal to buyers is maximized; therefore decreasing the time on the market and increasing the resulting sales price.
