I too believe in staging! When I represented an area builder, the level of interest in his homes would go way up once the homes were staged.

Staging is one of the things that is helpful in making statments about a home, that is without words. I have a home right now that does not have a Dining Room but has a Living Room and a Den! I wonder if this could be staged to be a Sitting room/ Dining Room? Do you think that would work, it is a small home!

Connie, It's hard to answer your question without having a visual of the space and not knowing the configuration of the rooms, but it's certainly a strong possibility.  Make sure that both spaces have enough room to be comfortable.  Typically, a defining feature in a dining room is a chandelier, so if one of the rooms has overhead lighting, you may want to consider making that room the dining room.

So often I'll walk into a vacant room and every minor flaw is so magnified.  Slight imperfections aren't noticed when the room is being used, but can be a real turn off for buyers!  Show them how beautiful it can be!

Paige we stage most of our homes......it's hard to do every room in the big homes.  Most sellers don't want to pay quite so much so we at least do the most important rooms.

You're absolutely right about buyers noticing flaws when there's nothing else to look at.  I've found that it's also very hard for most people to get an idea of just how large a room is without a piece of furniture as a point of reference.
