# 3 When A Room Is Kept Empty, Buyers Focus On Negative Details
Can you imagine a brand new Mercedes without a paint job? Do you think people would notice the beautiful car or the missing paint?
It's so much easier to notice that crack in the wall, or the chip in the tile when there is nothing else to look at. Home Staging capitalizes on the positive aspects of a home, while de-emphasizing negative aspects in order to position a home that will make an emotional connection with buyers.

I totally believe in staging. Thanks for sharing with AR. Keep up the positive thoughts
What a great analogy. Short, simple and to the point!
May I suggest you edit this post to include links at the bottom of this post to earlier ones in this series and make it "public" instead of "members only" - you have some great ideas.
I too believe in staging! When I represented an area builder, the level of interest in his homes would go way up once the homes were staged.
Have a great day!
Paige,
Staging is one of the things that is helpful in making statments about a home, that is without words. I have a home right now that does not have a Dining Room but has a Living Room and a Den! I wonder if this could be staged to be a Sitting room/ Dining Room? Do you think that would work, it is a small home!
Thank you for all your wonderful comments and suggestions! It's always great to get some positive feedback!
Connie, It's hard to answer your question without having a visual of the space and not knowing the configuration of the rooms, but it's certainly a strong possibility. Make sure that both spaces have enough room to be comfortable. Typically, a defining feature in a dining room is a chandelier, so if one of the rooms has overhead lighting, you may want to consider making that room the dining room.
Good Luck!
Good post...good points . Staging is the way to go.

So often I'll walk into a vacant room and every minor flaw is so magnified. Slight imperfections aren't noticed when the room is being used, but can be a real turn off for buyers! Show them how beautiful it can be!
Paige we stage most of our homes......it's hard to do every room in the big homes. Most sellers don't want to pay quite so much so we at least do the most important rooms.
You're absolutely right about buyers noticing flaws when there's nothing else to look at. I've found that it's also very hard for most people to get an idea of just how large a room is without a piece of furniture as a point of reference.
Staging makes such a positive difference. Thanks for the post.
Paige - this is a great post and you are right about staging a vacant home. I think that potential buyers can appreciate the charm of the home.
Hi Paige, so right you are. A properly staged vacant home gives it a feeling of fullness, warmth, comfort and beauty, and flat out helps it sell faster.
Paige, .....our eyes need to focus on something! Great point and staging gives buyers a sense of perspective!
Thanks, Jess
I agree with Jess
Aloha Paige,
The eye always wants to settle on something. If there are only cracks, holes, and dents too look at thats what you walk away with. Thanks for the post.
Peace,
So true and well said.....and I agree
